This adventure began a few days before Christmas. Water damage was detected in the dining room. The owner had cut away the wet drywall, but as is so often the case, it was dry when I came out to inspect the roof. I swept the area clean, but there were no obvious signs of a leak. So we waited for rain.
A week later I returned and marked a spot, just up-slope of the area where the usual ponding occurred. Finally certain we’d tracked down the leaky spot, the roof was patched on New Year’s Eve.
The area was first prepped. Then a first ply patch was applied, followed by larger second patch.
Once the ceiling area dried, and we were certain we’d stopped the ingress, I returned to spread some gravel over the patch.
