Case Study

1. The vinyl deck area has been protected from foot traffic and work activities. Further inspection was not possible.

2. A venting detail has been incorporated. This is desirable however a bug/insect screen is lacking at this point.

3. General housekeeping needs are required on the newly shingled area.

4. The membrane gutter drain is not waterproofed according to accepted roofing practices. Refer to specifications/details manual of material manufacturer. Drain flanges are not to be waterproofed with the same continuous piece along the gutter. The copper drain flange needs to be exposed and an uncured membrane patch applied using appropriate adhesives and finishing caulks.

5. Cap flashing installation is incomplete.

6. This step flashing is wrapped around the front of the existing siding and therefore is prone to ingress from a directional rain. Siding should be removed and step flashing attached to the sheathing. Siding should then be reinstalled where necessary. The top piece of the black step flashing and brown wall flashing junction should also receive a bead of polyurethane caulking.

8. This B-vent stack should minimally have a new storm collar supplied and a fresh bead of polyurethane caulking applied to said storm collar. A new hardware piece would have been best used. The integrity of this aged one may be questionable.

9. The roof utilizes plastic roof vents and rubber “5-in-1” hardware pieces for its vent requirements. These are acceptable.

10. The upper roof chimney has had mastic repairs done in the past. Step flashing is installed on every second row of shingles. This is not an accepted roofing practice.

13. Drains in these gutters have not been installed according to accepted roofing practices. Fully exposed copper flanges should not be visible.

17. The lone vent on the upper roof appears to be an electrical driven fan. It is questionable whether this is sufficient attic space venting. The plumbing vent stack beside said vent has had mastic applied to the base for an unknown reason.

Roof Analysis:

The property’s primary waterproofing is a Fiberglass laminate shingle. This form of shingle is used on both the upper main existing and the newly installed lower rear sloped roof addition. EPDM rubber membrane gutters direct water to downpipes in various locations about the roof. A new construction lower deck area utilizes a vinyl decking material as a waterproofing provider. No roof systems were cut-tested to inspect underlying system components.

Summary and Recommendations:

Different colors of flashings bring about questions with regards to the “detail oriented” aspect of the roofing contractor selected in the new construction areas. Having said that the roof is complete with only select minor deficiencies. These should be addressed.
